We are dipping our toes in attempting to find an owner. Was curious if anyone had any red flags to look for when talking with owners?

Personally, I wouldn't meet anyone before like 6 months or even a year, unless they 'went first' on a lot of things. Just as insurance for myself. I like to really get to know someone well before any meeting.

Unfortunately I don't have any recommendations. It's up to you to 'feel them out' and will really be what both parties are comfortable with. It's not realistic to expect someone to basically dox themselves while the other person holds back. Still, some people are perfectly comfortable sharing things without receiving any information in return. It just depends on the person.
